Ardian and Rockfield Take Majority Stake in The Social Hub Berlin

Berlin’s student housing market has attracted another major institutional investment, with Ardian and Rockfield acquiring a majority stake in The Social Hub Berlin, a 474-unit property located near the city’s Alexanderplatz.

The transaction adds a distinctive hybrid property to the investors’ European student accommodation portfolio. The 10-storey building combines purpose-built student housing with extended-stay and short-term accommodation, coworking areas, event facilities and spaces designed for the wider community.

The Social Hub will retain a minority interest and continue managing the property under a long-term agreement. The partnership also includes existing shareholders APG and GIC, creating a structure that allows the hospitality operator to expand without having to own every property it operates.

A major refurbishment is planned, with about €18 million earmarked for upgrades. The programme will include improved rooms, a new coworking area, expanded meeting and event facilities, a redesigned courtyard, a modern gym, upgraded food and beverage facilities and a new club lounge.

For the property market, the deal reflects growing investor interest in residential assets that serve multiple groups rather than relying on traditional hotel or apartment demand. Berlin has roughly 200,000 students, with international students accounting for about a quarter, while purpose-built student accommodation represents less than 10% of the market.

The acquisition is Ardian and Rockfield’s second German student housing investment and takes their European investment strategy beyond €1.16 billion, covering approximately 7,500 beds.

The deal also signals a broader shift in European real estate, as investors increasingly target specialised housing assets where limited supply and strong urban demand can support long-term occupancy.
