Sunrise Senior Living Attracts $1 Billion Bet on Senior Housing

The senior-housing sector has attracted another major investment, with BDT & MSD Partners agreeing to acquire a majority stake in Sunrise Senior Living in a transaction valued at approximately $1 billion.

Sunrise operates more than 230 senior-living communities across the United States and Canada, serving more than 22,000 residents. The deal will see the investment firm take over from Canada's Public Sector Pension Investment Board, while Sunrise's existing leadership team retains a stake in the business. The transaction is expected to close in 2027, subject to regulatory approvals.

For the property industry, however, the significance of the deal extends beyond the change in ownership. Sunrise has more than 50 communities in development, representing an estimated $7.5 billion in future construction costs. The company also owns fewer than a quarter of the communities operating under its name, meaning its business model relies heavily on managing properties owned by other investors.

The acquisition comes as demand for senior housing continues to strengthen. Occupancy across major U.S. metropolitan markets reached 90.4% in the third quarter, while assisted-living occupancy reached 89.1%. Industry forecasts also point to a potential shortage of senior-housing units as the older population expands.

For property investors, the transaction highlights the growing appeal of senior living as a specialised real-estate asset class, combining residential property, healthcare services and hospitality.

With significant development planned, the new ownership could position Sunrise for an even larger footprint in the senior-housing market.
